Damp & Mould Compliance – Awaab’s Law
Stay Ahead of Compliance with PK Group
Protecting Residents. Ensuring Compliance. Preventing Tragedy.
At PK Group, we help landlords, housing associations, and property managers comply with Awaab’s Law and protect tenants from the serious health risks caused by damp and mould.
Our expert team provides professional inspection, testing, and remedial services to ensure your properties meet the latest UK housing safety standards and legal requirements.

What is Awaab’s Law?
Awaab’s Law is a new piece of legislation introduced in 2024 following the tragic death of two-year-old Awaab Ishak, caused by prolonged exposure to mould in social housing.
The law requires all landlords in England to investigate and address reports of damp and mould within strict timeframes to protect tenants’ health and safety.
Awaab’s Law – Key Deadlines
-
Initial Response: Landlords must investigate any damp or mould complaint within 14 days.
-
Action Required: If hazards are identified, landlords must begin remedial works within 7 days of confirmation.
-
Completion: All repair and remediation work must be completed within a reasonable timeframe, depending on the severity of the issue.
-
Proof of Compliance: Evidence of inspection, testing, and resolution must be recorded to demonstrate compliance.
Failing to comply with Awaab’s Law can result in legal action, enforcement notices, fines, and damage to your organisation’s reputation.
