From 27 October 2025, Awaab’s Law officially comes into force, marking a significant change in how social landlords across England must respond to issues of damp, mould, and emergency repairs.

What Is Awaab’s Law?

Awaab’s Law is a new legal requirement for all social housing landlords in England to address damp and mould issues within strict timeframes.


Under the new rules:

  • Landlords must investigate any reports of damp and mould within 14 days.

  • If hazards are identified, remedial works must begin within 7 days of confirmation.

  • Repairs must be completed within a reasonable timeframe based on the severity of the issue.

  • Evidence of inspection and resolution must be documented to demonstrate compliance.
